Let me begin with the positive: this property was clean and well organized. It was quiet and we felt safe.
Unfortunately the drought has caused the lake to recede so dramatically that it was an uncomfortable and arduous half mile walk through mud, crane/heron poop, and biting flies to even reach the “beach”. This was extremely disappointing, as we booked this property based on photos showing the water’s edge within steps of the house.
Also, the “WiFi” was really bad. I didn’t think DSL was still a thing, but apparently it is. (Which was a bit confusing since there are signs in town advertising fiber optic internet service!) We got at best 4 Mbps download speeds.
Lastly, the two portable air conditioners did a fair job of keeping the living & kitchen areas cool, but the bedrooms were toasty.
All in all our stay was just Ok. We fully recognize the property owner has no influence over the weather, but because of the heat/drought our stay was less than ideal.

Our stay was exactly as expected, with the exception of one unforeseen problem that was promptly addressed by the homeowner and resolved! Such a great experience with them and the home, will definitely rebook!

We already booked again for next year! Fun place.This property is as described. It is a manufactured home that is in new condition. The decor is really nice. It is decorated for adults, but easily accommodates young kids as well. We moved some vases and it was all good.Location, location, location. While nothing is right on the water in August of a drought year, the location of this property to the water made this trip much less work that any of our previous trips to Bear Lake, and we have gone every year for quite a while now. I always dread having to load all of our water and beach toys, picnic stuff, chairs, games, etc. into the vehicles and then down to the water at some distant beach only to have to deflate inflatables and haul everything back to the parking lot and load it all in at the end of each day. With this place, we carried everything down to the water's edge and left it there for our entire stay. Better yet, when the little ones needed a nap, we could just walk back to the house and put them to sleep while everyone else continued to play. Oh, and did I mention there were very few people in the area. We watched the folks over at the resort beach all crowded in and felt incredibly grateful to have space to ourselves.The house is close to the city center so I could make my trips into town for forgotten items and fresh foods (okay, really fountain sodas) quickly and easily. At the same time, Bear Lake Rentals is just a mile or so down the beach, so we rented jet skis and were back at the beach in no time.Martha was easy to work with. Her parents live close by so her dad stopped by the first morning we were there to check on us and go over the rules. I could have done without that since we had read them and been sent them again via text, but I understand the reason they reinforce the rules.A few things you should know if you plan to go:1. Has entirely fenced in back yard great for letting kids play without having to worry that they are making their way to the water. 2. The parking is tight. stored items in the garage made left room for just one car. The driveway can take three. The gravel pad is not level spark small trailers on the cement. 3. There are several A/C units in the house that keep it cool, but they are quite noisy. We found it difficult to carry on conversations when they were all running.4. Not a place for noisy parties. Neighbors are picky about that. We had no issues.

LOVED being right on the lake. The home is furnished well--cooking supplies & appliances, towels & shampoo, bedding--everything you need. Lots of toys--corn hole, ping pong, paddle boards. Just bring your groceries & let the fun begin.
