• House Not as Large as Appears

  This house was very clean and tidy with a terrific view from the balconies in the back of the property. Its proximity to downtown Gatlinburg & Great Smoky Mountains National Park were excellent. We had a few issues with the house itself which I will expound upon below:About a week before our reservation I emailed the property manager to inform them that we would have a 3rd vehicle coming to the house, I received no acknowledgement of my email.My mother & siblings & I originally booked this house with the intentions of having 10 adults and 3 children, which, according to the listing, the house could hold. We ended up only a party of 7 adults and 1 child and it was a good thing because we did not fit very well in this accommodation.In the kitchen, there was not a spatula to make food -- ie. pancakes, eggs, etc for a family meal which we had planned & brought breakfast foods. We had to improvise. There was only one small skillet in which to cook with and a wok. When we made breakfasts we had to use 2 small cookie sheets on the stovetop.The kitchen faucet and the downstairs bathroom faucet were loose, the door handle on the downstairs bathroom was loose.Our reservation was for 3 nights (Wednesday - Saturday) and the house only provided 2 rolls of toilet paper for each bathroom. For seven adults and 1 child that was not enough and we had to go to a store and purchase more -- what if all 13 of us came?We were fairly satisfied with this reservation overall, but were disappointed with the amenities that the listing suggested. It does NOT fit 13 guests. This should be reevaluated for future guests.

• Property is great; house not so much

  - We know how important communication is to our guests before and during their stay so we were surprised to hear this comment. We have since further researched and were unable to find any missed communication by email or phone.
  - We take our listing accuracy seriously and can assure you as advertised, our home sleeps 13 guests with the inclusion of the sleeper sofas. In addition, we note that complimentary toiletries are provided. As is standard for vacation rentals, we provide a starter supply of paper essentials for guests’ convenience. Guests may have to purchase their own additional supplies, especially for longer stays or larger groups.
  - Thank you for bringing this to our attention, we were unaware of these additional items mentioned, but assure you that we will address these concerns to ensure future guests do not share the same experience.
  We do all we can to make the best possible stay, and we look forward to this property hosting many satisfied guests.

• Clean, Cozy & Convenient!

  We enjoyed the cozy/comfy vibe of this property. It was only 10 minutes to downtown Gatlinburg which kept you out of the weekend chaos but close enough to visit all of the attractions of GB. I think our only complaint was lack of check-in communication from the owner by the time we arrived for check-in. This was quickly remedied by the office rep for the property management group and we proceeded to check in without further delay. Space was perfect for four adults and multiple kids of varying ages. Our 1 minute drive to Rocky Top Sports World, which was our main destination for two days, was the most convenient part! However, if you’re looking for those spectacular mountain views, this is not it, but you can make a quick few min drive to get to those. We cooked most of our meals in-house and kitchen was stocked with most of what was needed. We brought the rest just in case and, with the house stock and ours, ended up with everything we needed for family meals. Overall, convenient and cozy and would definitely book again.
