Sleeps 12 is a stretch
3/5 Truly only 2 bed rooms with doors. The sleeps 12 is very generous as this include 4 of the full beds with 2 people each. Patio was nice and pool table was fun only issue we’re at bedtime.

Geoff, we take it seriously when guests let us know that we missed the mark, and after sending your feedback to the homeowner, they’d like to share the following:
-We list that the unit can sleep 12 because we have 5 beds (sleeps 2 people each), a futon, and a pull-out couch. Though, we do agree that this can be tight for parties of 12 so we will be reducing our listed capacity.
