  BEDS

  The house is said to accommodate 14 people we had 9 adults and one infant. 1 bed was broken and another (the futon) had no linens so we had TWO BEDS totally not functional. By the second evening one bed was fixed but despite two requests no linens were provided for the futon. We were told it was because they did not want to encourage additional occupancy. I clarified that the futon was listed as a bed and i was told linens were forthcoming they never came.

  In addition two twin beds were not attached to the headboards and one of the queen sized beds was in disrepair such that it had to be stabilized by shoving pillows behind it.

  CLEANLINESS

  The rooms and bathrooms were dirty. Behind every piece of furniture, on every fan, dust everywhere activating allergies, one guest had to use her inhaler multiple times throughout our stay. We had to bleach wipe the bathrooms prior to use.

  ELECTRICITY

  one of the bedrooms had no overhead light. The front living dining area has no overhead light.

  HVAC

  The hvac system was broken and we were not if informed until minutes before our arrival (it was fixed by the SECOND day).

  THE DOG

  There was an apparent stray pit bull/ Labrador mix on the property and on the only sunny day we were unable to sit outside due to this dogs presence. We were told that dog patrol was coming but the dog was there for the entire day. We received no note regarding resolution. So we avoided the property for as long as possible once we left.

  BUGS

  There were roaches, moths, a wasp and mosquitoes INSIDE the house. Despite being informed the property manager did not send exterminator out. On the last night I had to depart from the property before the end of our stay because there was a LARGE cockroach in my bonnet when I went to put it on at bedtime. Prior guests have reported an infestation in August.

  SECURITY

  The front gate does not latch properly and the back of the property does not have a gate which may explain how the stray dog was able to access the property.

  The only two issues that were ever resolved to satisfaction were the hvac and the first broken bed of 4 broken beds on day 2 of our stay. Exterminator was never sent out to address the infestation.

  SPACE

  This property does not accommodate 14.

  THE OWNER & PROPERTY MANAGER

  Though I was in touch daily multiple times a day the majority of the issues reported were not addressed. The owner to date is not willing to take responsibility.

• Sketchy area and DRIVE-BY SHOOTING. Large house for big groups but not worth it to stay here

  For the most part, the house was a nice pick for our large group. There were plenty of beds and bathrooms, as well as the big den and open kitchen and living room area. Unfortunately, there were a few issues that came up throughout our trip, including a DRIVE-BY SHOOTING on the street, so I would not recommend this property to others.First issue: cleanliness. Walked through the house with just my socks and they got darker immediately. The floors could have been cleaned better. Our group found at least 5 cockroaches throughout the weekend, two of them the first night.Second issue: safety. On the outside gate, there is a whole row of nails exposed and fully sticking out. It’s hard to see at night and someone in our group cut themselves on this gate so you have to be super careful opening and closing it. Also, one of the kitchen table benches has a nail in the cushion which cut someone’s hands in our group as well.Third issue: location. Despite the cockroaches and nails sticking out, our group still had a good time and was never concerned with the location of the listing until the last night of our trip, when we experienced a drive-by shooting close to midnight. We heard twenty gun shots fired out on the street, followed by a car driving off and the wheels screeching. Our group literally ran to the back of the house in order to get away from the windows and were shaken for the rest of the night. Don’t be fooled, as nice as the house looks, this location is terrible. Almost every single rideshare driver made a nervous or concerned comment about being scared to drive through this part of town. We’re all home safe now but after bringing this up to the host, there was no sincere concern which is very very disappointing. Enough said, if you’re here visiting Atlanta, find a better place and location to book.

• Baseball stay at the Atlanta Oasis

  Overall we were happy with our stay. The layout worked well for our group. We had four families in the main house and one in the other on-site space. We were in town for a baseball tournament and the location relative to the ballparks worked for us. When we arrived, check-in was easy. The thoroughness of cleaning could be better. The microwave was not clean and the floors needed a good mopping. There is some wear and tear on some of the furniture in the den area and the carpets could use a cleaning as well. I would say these concerns were minor and the place did not feel dirty but a little more detail would improve my cleanliness score. Our only other concern was the surrounding neighborhood. We were not concerned while at the house, but there were some concerns for safety in the surrounding area. A gate on the back entrance would be a nice addition.In summary, the house and garage apt worked perfectly for the size group we had. Everyone had a bed and each family had a shared bathroom (we had 5 teenage boys with us as well). We all drove from Texas and there was enough parking on-site to accommodate five vehicles. The kitchen was outfitted for us to be able to cook meals and the laundry options worked for washing uniforms and such. The outside areas offered seating and turfed areas for the boys to play spike ball and other games. The cornhole boards in the pictures were not there. The property manager was responsive and very helpful in answering any questions we might have. We would stay there again as the price point is definitely worth it.

• Spacious property but weird layout, poor cleaning, terrible upkeep and management of the property prior to guests’ arrival keeps me from recommending this property.

  From the minute we pulled up I knew I wasn’t going to be satisfied with this property.

  First - the driveway was much more narrow and the second house is a lot closer than depicted in photos. It was a hassle getting in and out of the driveway.

  -they didn’t give us any notice that there was construction work going on at the other apartment on the property. They were working on the apartment early each morning, even over the weekend! They also disturbed some bees, so we were surrounded by bees the first day getting in and out of our cars. When I text the customer service number about it she stated “They're carpenter bees. They like wood, not people. They're harmless but annoying.” What??? They still sting. How do you know they are “harmless.” What a crazy response.

  -walking into the house, it was not clean. The floors were not properly swept, the toilet lid upstairs was broken, the carpet in the downstairs areas was filthy, there were webs and actual spiders in two corners of the house, light bulbs missing in the lamps in the living room, 2/3 lights out in the light fixture above the dining room table, dirty walls, etc. I’ve never had to do this but I contacted the company and asked that they bring their housekeeping service back to the property to clean the floors. I should’ve taken a picture of the dust pan after she did a second cleaning. Disgusting! Although the housekeeper was nice it was still an inconvenience to have to halt our stay and move around to have someone do something that should’ve been done prior to our arrival!

  -the house is spacious and We enjoyed the separated living areas. Only two TVs in the house, the downstairs area and the master bedroom.

  -the master bedroom layout is very weird! The balcony is attached to the master bath and they don’t have any curtains or blinds over the double doors that lead to the balcony and the balcony faces the second apartment on the property! So unless you want the neighbors to see you, you have to be fully covered coming out of the shower or to use the sinks to brush your teeth, etc. you also need to keep the bedroom door closed that leads to the bathroom, otherwise, they can see you in your room too! This is my biggest complaint. The balcony is directly level with the balcony of the other property so they have straight, unobstructed line of sight into the master bedroom/bathroom. Since they were doing construction on that apartment (fixing the balcony railing - go figure) the construction workers could see directly into the bathroom/bedroom. Put some blinds on those doors!

  -same with the upstairs bathroom in the hallway! It also directly faces the apartment, there’s a window in that bathroom with no blinds or curtains! My guests had to take showers downstairs for privacy.

  -a selling point for them is having waffles for their guests. They even mention in the welcome letter “enjoy the waffles on us!” Well, we saw the waffle makers but no waffle mix, no ingredients to actually make waffles and no syrup. So I’m not actually sure why they advertise that, unless they just did not restock for our visit.

  -there’s also a coffee setup but no coffee. They had tea though, which makes me think, once again, they did not restock nor properly clean prior to our arrival.

  Overall, the place was spacious but needs some serious TLC and some other minor work done. It’s a great size, plenty of bedrooms and close to pretty much everything. Unfortunately, I would not stay here again.
