• Evolves did Not Stand by Rest Easy Policy

  Photos represented by Evolve by a professional photographer did not in any way represent the outside of the property accurately. The entire area containing four buildings is run down and unsafe with groups of men walking around in hoodies at night. On the way past the first building there are several vehicles parked of which one is a camper which someone is living out of it. The scene pulling in is one of section 8 housing. When I attempted to contact Michelle she did not respond to my email about condition of property for two days prior to check in. Evolve team member Leah was contacted around 245 and she guaranteed us that this would be resolved. She suggested we take pictures but advised us that pictures of the safety concerns of the property can be taken at any time and get them back to her. Lee her supervisor stated three hours later after it had turned dark that she needed pictures to complete documentation to make a resolution. Property was dark when we got pictures but it clearly shows unsafe issues such as no lighting in areas behind and beside the building also very oorly lit near steps accessing floor to rental. Also to add overgrown vegetation near steps where anyone can be but not be seen. Leah then stated over and over again owner is not responsible for unsafe items "outside" the home. Lee stated the same that owner is not responsible for unsafe items. I mentioned to Leah and Lee what about the misrepresented pictures on details of ad of which they had no answer that again the owner cannot be held responsible for outside issues safety or otherwise like the pool not being operable. Also the entire area is under construction with building materials inside where patrons park their vehicles. Leah, Lee, and Stephanie all states again outside safety concerns are not the responsibility of the owner. When we were speaking to Lee last night she stated that a supervisor would not be available for us to speak to when following up on our complaint. I asked why she was removing the option for us to speak with a supervisor on our follow up and she could not give an answer but only that Leah would handle all decisions even thought Leah states that she could not make refund decisions earlier. Leah then was asked how she was an advocate for the unsafe lighting, overgrown vegetation, pool and property misrepresented photos, and myriad of construction building materials inside the garage but all she had to say was owner refused any additional refund and this is "final". Now during this entire time Leah, Lee, nor Stephanie mentioned the Rest Easy policy and why is that? It is my understanding that they don't mention it because they do not stand behind it. The highlights of this "policy" You will arrive to a place that is clean, safe, easy to access, and everything you saw online. Every one of these benchmarks of Evolves rest easy policy was not achieved. When asked about this Leah, Lee, and Stephanie all stated "We understand and am sorry" but no tangible offering to rest easy. I had to ask Stephanie about a travel credit when she did not mention a word about this. Once mentioned she acted surprised this was even mentioned when it would be her place to offer. But for this to first be offered Stephanie would have to have shown empathy, knowledge, problem solving, clarity, and responsiveness to this issue. Evolve retained 50 percent of my booking after all was said and done. Evolve currently has a 1 star rating from Better Business Bureau combined score from both patrons and owners. This is a predatory company and they misrepresent properties for their own gain.

  - We also include a map on our listing so that guests can see the approximate location of the home prior to booking, but we apologize that this caught you off guard.
  - Guest communication is one of our top priorities and our records show the local contact responding to your emails promptly.
  - We try our best to provide a great environment for guests, but it is true that external factors like the neighbors are simply out of our homeowners' control. After investigating your concerns, this home was deemed to be as-advertised and perfectly safe and family-friendly for your stay.
  - We will work with both guests and owners to make sure that we can provide a fair resolution if an issue does happen, and we weren’t able to provide the resolution you were hoping for based on the documentation provided.

  Beautifully decorated. Conveniently located. Private and very quiet complex with safety cameras. Would definitely book again!

  This place was outstanding. My husband and I were pleased to have such a great place to stay. Easy checkin, And the place had so much room! The kitchen was great to make breakfast every morning, as well as appliances and utensils to make our own seafood dinner one night. The patio was so nice to sit out after sunset and look out at the beautiful lake. We even caught a couple fish off the new dock! The place had plenty of towels, and even a nice washer/dryer to clean our clothes. Very close to the beach and quiet location but close drive to all our favorites in Panama, Rosemary and Destin. Thank you again for such an awesome stay, we will be returning!!

  Great location! Easy walking/ driving to Caroline ocean beach, and right next to Lake Powell. Beautiful view - I loved sitting one the porch overlooking palm trees and Lake Powell with my cup of coffee and a book. The condo was very clean and had everything we needed for our stay. Hosts are superb! Great communication and very helpful when needed. Thank you."
