  Overall, I enjoyed my recent stay at Ormond Beach and found the Kingston Shores community to be pleasant and quiet. Its proximity to the beach and North Peninsula state park are what attracted to me to this area and did not disappoint. If I were to return to Kingston Sores, however, I would not choose this unit. Despite the glossy pictures, it is poorly maintained and not well equipped. Plan on spending some time on maintenance issues like troubleshooting the air conditioner and lighting, plunging the slow draining shower and backed up toilet. Sliding glass doors are difficult to slide and hard to lock. The front door lacks a functioning deadbolt and the storm/screen door won't latch without a fight. The lack of a proper clothes dryer is a significant oversight for a beach property whose guests will need to wash and dry bathing suits and towels.Communicating with the owner/property manager was another annoyance. After booking through VRBO, I was contacted by a 3rd party called Evolve who directed me to contact the unit owner. After several attempts to contact the owner, I was redirected to another property manager who was very responsive. It's just a bit annoying trying to find the right person to talk to.Fees also seemed high for this unit, nearly doubling the cost of my booking. I suppose that's due to all of the parties involved in managing the unit.

• Great space. Wonderful location if you like it quiet and private.

  While I never met the staff, communication was excellent. Very prompt response to any questions asked. This is not a 5 star hotel, but it suited me and I hope to return.

• The house was dirty. The couch was so dirty the we could not use it.The carpet was filthy .

  Horrible and the property maneger and the owner are very rude. The washer dyer did not work and there were wet clothes left that started to smell I wish i could attach the pictures.

• Beautiful and Awesome Beach Access!!

  This condo is beautiful with direct access to a pool and only a short walk to the beach. With private access, we stayed over memorial weekend and only saw a few other people the entire time! The little town is only a short drive away and all the shops and restaurants are cute and delicious! Host was incredibly helpful and responsive, would definitely come again!

  We liked the house inside. But outside the grass was ankle high and pool area was dirty 3 out of the 4 we were there . The house was clean and comfortable .
