Overall the house was decent. The description says that the 4th bedroom has 2 full beds and it’s actually 3 twin beds, which needs to be changed asap because it effected our groups sleeping arrangements. (We wouldn’t have stayed here if we had known) Also, it is very dated and the furniture looks pretty beat down. Besides that, the layout was great for a lot of guests and the location was nice to the downtown area.

The first thing you should know (to save yourself from disappointed kids) is if you rent this house you do NOT have access to the lake for anything but fishing. No swimming or paddle boarding etc. We were led to believe we could swim but according to the large binder of rules you cannot. Next, the place needs some work. The door to the laundry area was just leaning against a wall when we got there, and the downstairs toilet clogged after one use. The main screen door came off the first day. The oven did not work and internet/wifi was spotty. Also, very strangely, there is a chest high window in the master bathroom shower with nothing to block it. Made showering a little uncomfortable as I looked out upon the neighborhood. The house is in a good location for the things to do in Pagosa Springs, just disappointed with all the rules and needed updates for the price.

Hi Katie, thank you for your review and we shared it with the homeowner. They'd like to report they replaced the toilets, fixed the door to the laundry room, and called their internet provider to resolve the slow speeds that were occurring. They'd also like to share that swimming isn't permitted in the lakes of Pagosa Springs. We appreciate your feedback!
The place was nice but for the cost, we wished they had been more transparent about the reservoir and the place was cleaner. Fishing is not included with the rental and is an additional $40 per person over the age of 16 for a week plus a fishing license. We did contact the person listed about some of the cleanliness issues (bedding and dishes not clean) and they offered to compensate us but we aren’t sure what or when that is. Overall, it’s a nice place to stay but could have been even better for the price.

Anyone that wants to fish in the lake has to contact the Pagosa Lakes Property Owners Association (PLPOA). Fishing licenses and other related fees are not included in the reservation. We apologize that this caught you off guard.

Had a great time at the "circle house"! It's definitely a unique place architecturally which we enjoyed. The deck is absolutely incredible both day (watching hot air balloons over the lake) and at night (starry nights!!) We didn't have any issues so never felt lack of communication caused any problems, but I do wish the company overseeing the reservations had responded to my couple of emails ahead of time. Inside the kitchen cabinets needs a better cleaning, but the dishes and outer areas were very clean. Other than that, it was a terrific place for my family and we'd return. Thank you!!
